Start with the paperwork
Before you fall in love with a floor plan, confirm the legal foundations. Ask for the land title, mutation records, RAJUK approval and the developer’s trade licence. A clean, complete set of documents protects your investment for decades.
Understand the true cost
The sticker price is only the beginning. Factor in:
- Service charge and utility connections
- Parking allocation and charges
- Registration, stamp duty and legal fees
- Any finishing or variation costs
Budget at least 8–12% above the apartment price for these extras.
Inspect construction quality
Visit a completed project by the same developer if you can. Look at plaster finish, door alignment, waterproofing in bathrooms and the quality of common areas.
Check the layout for real life
Natural light, cross ventilation and efficient circulation matter more than raw square footage. Walk the actual space or a scaled model.
